Jacob Adams And The Pending DST Claim From September 2026

A claimant filed this arbitration against Jacob Adams on September 3, 2026, under docket number 25-01770. The disclosure names Realized Financial as the firm. It lists a DST / 1031 exchange and a private placement as the products, with alleged damages of $500,000.

The claim is pending. BrokerCheck shows allegations of suitability and breach of fiduciary duty, among others.

In a statement on BrokerCheck, Adams said the matter involves "a real estate investment offered through my prior broker- dealer." He also said the sale happened before his departure from the firm in 2024. The statement adds that the investment's management company "has since filed for bankruptcy."

How A DST Fits Into A 1031 Exchange

A Delaware statutory trust, or DST, holds real estate for a group of investors. Investors often buy DST interests as replacement property in a 1031 exchange. That structure can defer capital gains tax on the sale of an earlier property.

DST interests are usually private placements. They generally do not trade on an exchange, and the sponsor, not the investor, manages the property. Because of that, an investor who needs cash may have few ways out before the property sells.

When we review a DST claim, we start with the offering memorandum and the investor's need for liquidity. The September 2026 claim on Jacob Adams' report lists this type of product.

Pending Real Estate Allegations Filed In January 2026 Against Jacob Adams

Claimants filed an earlier arbitration against Jacob Adams on January 29, 2026, under docket number 25-02736. This disclosure also names Realized Financial as the firm. It lists a non-traded REIT / real estate product.

According to BrokerCheck, the claimants' allegations concern the recommendation of the real estate investment. They seek damages of at least $500,000. The claim is pending and unproven.

Adams gave the same statement on this claim. It describes a real estate investment offered through his prior broker-dealer and the management company's later bankruptcy filing.
