Which Claims Against Roberto Leslie Settled In 2023?

A customer filed a claim on September 8, 2022 over a non-traded REIT. The disclosure says the "Rep placed conservative investor into a unsuitable investment." That case, docket 22-01911, sought $100,000 and named Essex National Securities. It settled on May 1, 2023 for $40,000.

A few months earlier, on June 17, 2022, clients filed a claim naming Infinex Investments. Their allegations concerned the recommendation of a Northstar Off-Shore Annuity. Roberto Leslie's report lists alleged damages of $100,000 for docket 22-01367. The case later settled on July 28, 2023 for $150,000.

Why Do Liquidity Questions Come Up With Non-Traded REITs?

A non-traded REIT is a real estate investment trust that does not trade on a stock exchange. Investors usually cannot sell shares quickly. Instead, they often wait for the program to list, merge or liquidate, and that can take years.

Sponsors also tend to report share values less often than a listed stock would. Because of that, an investor may not see a decline right away.

When we review a claim like this, we start with the investor's goals and how much of the account sat in illiquid real estate. Several disputes on Roberto Leslie's report raise risk disclosure or liquidity allegations.

What Did Customers Say About REIT Risks In 2019 And 2021?

A complaint filed on July 13, 2021 alleged that "The rep did not explain the risks of a private REIT." It carried docket 21-01773 and alleged damages of $19,000. The matter settled on December 23, 2021 for $14,999.

Another customer filed on May 14, 2021, under docket 21-01210. The disclosure says the "Representative did not explain the risks associated with a non-traded REIT." That claim sought $100,000 and settled on May 16, 2022 for $75,000.

Leslie's statement on that dispute describes the client as "an experienced REIT investor." It says the client previously owned Healthcare Trust 1, which declined in value before selling at a profit. According to the statement, that success led to the Healthcare Trust 2 investment.

The oldest dispute on Roberto Leslie's report dates to July 12, 2019. The client claimed he "was seeking liquid investments" in that case. The disclosure for docket 19-01836 names Essex National Securities as the firm. It listed alleged damages of $39,240 and settled on December 23, 2020 for $80,000.
